More than you might think. There are numerous things that need to be explored before you are buying land or building a new home. We will explore some of the more important items that you will need to know. This is by no means the complete primer on the subject.
What is the present situation of the topical condition? Many lots or parcels are full of brush and undergrowth. Depending on the severity, it may be very costly to remove and clear. Some options are bulldozing the lot but if the parcel is large, but it may be more prudent to just leave some of it in its natural state. That of course will depend on how much clearing is actually needed and for what purpose you need it cleared for. When planning on building, you will need enough clearing for at least the structure and an entry path.
Professionals will tell you that it is important to determine the slope of the property. It certainly makes sense, as this is the area that you will get all the water runoff. You also must figure out where all that water is going. Where will it pool up? That is important so you don't build where there will be water standing. You don't want water in your garage, basement or home.
Now lets test the soil. It can be sandy or clay, gravel or black dirt or a combination of two of them. You will want to know because you will need to submit an application for a septic system and that system's construction will depend on the soil and its perk ability. Sandy soil is hard to work with because its cave in tendency. Clay is very hard to dig. Gravel and Black dirt give you the option to pit and sell.
Before you can pit or mine the area, you must have the proper permits. There may be restrictions on what kind of operations you can perform. You will have to check with the local planning board before you can make those decisions. Many townships prohibit mining or reclaiming the land.
Let's say you want the land just for building. Most locations will have some sort of building codes. These regulations will tell you how big you may build the home, how high you can go, how close to the boundaries you may excavate and if you need setbacks. If you are near water or have water on the land, then they are a whole new set of rules to abide by.
If your new home is planned with a basement, you will have to make sure that it is not prone to water seepage and it is permitted in that specific area. Many locations do not permit underground construction and you must build on a concrete slab or footings.
Be sure to ask about the possible addition of some out buildings. These are most economical to be built at the same time as your home but sometimes that is not feasible. Later restrictions may hamper your addition of these structures. Be sure to investigate. Most people will need a garage or shed for storage.
